Seminole County Suburb of Orlando

About Winter Springs, FL

Welcome to Winter Springs, a Seminole County suburb just south of Lake Jesup, about 20 minutes northeast of downtown Orlando.

Winter Springs is a city in Seminole County, Florida, within the Orlando–Kissimmee–Sanford metropolitan area, set just south of Lake Jesup and about 20 minutes northeast of downtown Orlando. With a 2020 population of about 38,300, it is a mid-sized, family-oriented suburb known for its planned communities and its schools. The city's modern identity is tied to Tuscawilla, a large master-planned community developed between Winter Springs and neighboring Oviedo, whose neighborhoods — including Glen Eagle, its largest — have long anchored the eastern side of the city. On the western side, older neighborhoods reflect the city's earlier development and have been the focus of renewal and infrastructure investment. The city has also pursued a substantial Town Center, described as the largest of its kind in Seminole County. The land's history reaches back to the early nineteenth century, when much of present-day Winter Springs was part of vast Spanish land grants acquired by New York merchant Moses Levy before the United States took control of Florida in 1821. The area around Lake Jesup later passed through a series of agricultural owners before Seminole County's suburban growth transformed it in the late twentieth century. Education is a defining feature of the community. Winter Springs is served by Seminole County Public Schools, and the city is home to Winter Springs Elementary, Layer Elementary, and Winter Springs High School, which offers an International Baccalaureate program. The district also provides charter, virtual, and voluntary pre-K options, giving families a range of choices. Recreation runs through the community in the form of Central Winds Park, a large neighborhood park with sports fields and playgrounds, and the Cross Seminole Trail, a regional multi-use path. Lake Jesup, a large natural lake just to the north, frames the city's edge and supports boating and fishing. Winter Springs suits households seeking a quiet, well-schooled suburban setting with convenient access to the employment, entertainment, and services of the Orlando metro area.

About Winter Springs

Real Estate & Housing

Winter Springs' housing stock is anchored by Tuscawilla, one of the area's signature planned communities, which features midsize single-family homes in established, tree-lined neighborhoods. Glen Eagle is the largest neighborhood within the Tuscawilla development, spanning the boundary between Winter Springs and Oviedo. Beyond Tuscawilla, the city includes older neighborhoods on its western side, which have been the focus of infrastructure renewal, alongside newer construction. The overall character is suburban and family-oriented, with a predominance of owner-occupied single-family homes and a landscape shaped by planned communities rather than a historic downtown.

Neighborhoods

Tuscawilla is the defining neighborhood of Winter Springs, a large planned community developed between the city and neighboring Oviedo. Its largest section, Glen Eagle, anchors the eastern side of the city and illustrates the master-planned, amenity-rich character for which the area is known. On the western side of Winter Springs, older neighborhoods reflect the city's earlier development and have been the focus of renewal and infrastructure investment. The city has also planned a substantial Town Center, described as the largest of its kind in Seminole County. Together these areas give Winter Springs a mix of mature and evolving suburban settings.

Lifestyle in Winter Springs

Winter Springs offers a serene, family-oriented suburban lifestyle within the Orlando metropolitan area. The city describes itself as offering a secure, quiet environment, and residents generally enjoy a sparse suburban feel with high rates of homeownership. Daily life centers on the schools, neighborhood parks such as Central Winds Park, and the Cross Seminole Trail, which runs through the area for walking and cycling. Lake Jesup lies just to the north, adding a natural edge to the community. The city balances established neighborhoods on its western side with planned growth and a developing Town Center, giving it both stability and forward momentum.

Schools & Education

Winter Springs is served by Seminole County Public Schools, one of the larger and well-regarded districts in the Orlando area. Schools in the city include Winter Springs Elementary, Layer Elementary, and Winter Springs High School, which offers an International Baccalaureate program alongside a broad curriculum. State Road 434 and State Road 419 are the city's main local corridors, connecting neighborhoods to nearby Oviedo, Lake Mary, and the broader Seminole County road network. Commuting is predominantly car-based, with the region's toll roads and expressways linking the city to Orlando and its attractions. The city's suburban layout favors driving for most trips, though the Cross Seminole Trail offers a non-motorized alternative for recreation and short local trips.

Parks & Recreation

Recreation in Winter Springs centers on Central Winds Park, a large community park with playgrounds, sports fields, pavilions, and lake access, along with the Cross Seminole Trail, a regional multi-use trail that runs through the area for walking, running, and cycling. Lake Jesup, a large natural lake just north of the city, frames the community's northern edge and supports boating and fishing. Nearby attractions such as the Black Hammock area and Spring Hammock Preserve add outdoor options. The city's park system and trail network anchor an active, family-oriented recreation culture.
