Greater Orlando Planned Community

About Poinciana, FL

Welcome to Poinciana, a large master-planned community spanning Osceola and Polk counties south of Orlando, served by SunRail and the Poinciana Parkway.

Poinciana is a large census-designated place and master-planned community in Osceola and Polk counties, Florida, within the Greater Orlando area. Developed over several decades beginning in the 1970s, it was planned as a comprehensive residential community on former ranchland south of Kissimmee, and it has grown into one of the most populous unincorporated communities in the region. Poinciana is organized into ten numbered villages, four in Osceola County and six in Polk County, governed collectively by the Association of Poinciana Villages, often described as one of the largest homeowners associations in Florida. The villages include established sections such as Village 1's Cypress Woods and Stepping Stone neighborhoods, the Broadmoor community, and newer and gated areas such as Bellalago and Orange Branch Bay. The Solivita age-qualified community developed adjacent to Poinciana and was once part of the same association. The community has a population of roughly 69,000, with a mix of families and a largely residential, rural-suburban feel. Most residents own their homes, and the community is known for its many parks and community facilities managed through the association. Because Poinciana spans two counties, students attend either the Osceola County School District or Polk County Public Schools depending on location, with Poinciana High School among the community's campuses, along with several charter schools. Transportation has improved substantially with the Poinciana Parkway, a toll road opened in 2016 that connects the community directly to Interstate 4, and Poinciana's SunRail station, the southern terminus of the Orlando-area commuter rail line. These links have made Poinciana a more practical base for commuters to Orlando and the region's attractions, while Kissimmee remains about 13 miles to the north.

Frequently Asked Questions

What county is Poinciana in?

Poinciana spans two counties in Florida. Four of its villages lie in Osceola County, while six lie in Polk County, with the county line running through the community. This affects school districts, municipal services, and utilities depending on a specific address.

Is Poinciana a city?

Poinciana is a census-designated place and master-planned community, not an incorporated city. It is organized into ten villages governed by the Association of Poinciana Villages, often described as one of the largest homeowners associations in Florida.

What school districts serve Poinciana?

Because Poinciana spans two counties, students attend the Osceola County School District in the northern villages and Polk County Public Schools in the southern villages. Poinciana High School and several charter schools are located within the community.

How do residents get from Poinciana to Orlando?

Poinciana is connected to the Orlando area by the Poinciana Parkway, a toll road linking to Interstate 4, and by SunRail commuter rail, for which Poinciana is the southern terminus. Kissimmee lies about 13 miles to the north, and local buses also connect the two communities.

City Guide

About Poinciana

Real Estate & Housing

Poinciana's housing stock is overwhelmingly residential and was built out village by village over several decades. The community offers a wide range of single-family homes, from modest starter houses in its earlier villages to newer, larger homes in its gated and waterfront sections. Resort-style townhome communities such as Bellalago and Orange Branch Bay add attached and amenity-rich options, and the Solivita 55-plus community sits adjacent. Lot sizes vary by village, and the Association of Poinciana Villages maintains common areas and amenities across the community. The overall character is that of a large, family-oriented planned community rather than a dense urban center.

Neighborhoods

Poinciana is divided into ten villages, each with its own character. Village 1, with the Cypress Woods and Stepping Stone neighborhoods, is among the established sections in Osceola County, while Villages 3, 4, 6, 7, and 8 lie in Polk County. Broadmoor adds a manufactured-home community, and gated, resort-style neighborhoods such as Bellalago and Orange Branch Bay offer lakefront living and club amenities. The Solivita 55-plus community sits just outside the association. Because the villages were built at different times, buyers find a progression from older, modest subdivisions to newer, amenity-rich sections across the community's two counties.

Lifestyle in Poinciana

Life in Poinciana centers on the community's parks, pools, and recreation facilities, which are managed through the Association of Poinciana Villages. Residents use neighborhood playgrounds, sports courts, and walking paths, and the community's many lakes provide a backdrop for outdoor activity. The association organizes events and maintains common areas that give Poinciana a strong sense of shared identity. Day-to-day needs are met by neighborhood shopping centers, while Kissimmee, Orlando's theme parks, and the broader region's dining and entertainment lie within a short drive or a SunRail trip to the north.

Schools & Education

Because Poinciana spans Osceola and Polk counties, students attend two different public school systems depending on their village. The Osceola County School District serves the northern portions of the community, while Polk County Public Schools serves the southern villages. Poinciana High School is among the community's campuses, and several charter schools operate locally. Parents moving to Poinciana should confirm which county and school zone a specific address falls in, since attendance boundaries follow the county line that runs through the community.

Getting Around

Poinciana's transportation links have expanded with the Poinciana Parkway, a toll road opened in 2016 that connects the community directly to Interstate 4 and the wider Orlando road network. The community is also the southern terminus of SunRail, Central Florida's commuter rail system, with the Poinciana station serving riders traveling toward Orlando. Local bus service connects Poinciana to Kissimmee, about 13 miles north. Most residents rely on cars for daily travel, but the parkway and rail line have made the community more accessible for commuters and for trips to Orlando's employment centers and attractions.

Parks & Recreation

Recreation in Poinciana is built around the community's parks and amenities, maintained through the Association of Poinciana Villages. Residents have access to playgrounds, sports courts, pools, and walking paths distributed across the villages, and the community's lakes support fishing and waterfront activity. Nearby, Lake Tohopekaliga and the Kissimmee chain of lakes offer boating and fishing, while Orlando's theme parks and larger recreation venues lie within an easy drive. The combination of on-site facilities and proximity to Central Florida's attractions gives Poinciana a full recreation calendar.
